Custom Home Builder on Marco Island, FL

Most Marco Island lots sit on the water, and that shapes every decision from the foundation up. We build new homes and elevated rebuilds across the island, from the Estates and Old Marco to Hideaway Beach, Key Marco and the streets near Tigertail Beach, with one project lead from the first lot walk to the final walkthrough.

Who permits your home

Homes inside the City of Marco Island are permitted by the City's Building Services department at 1310 San Marco Road, through the City's online Citizen Service Portal. Every kind of development on the island needs a City permit, including fill, regrading, docks and seawalls.

Goodland and Isles of Capri are not part of the City. Projects there are permitted by Collier County Growth Management at 2800 North Horseshoe Drive in Naples. We confirm the right office for your address before design starts.

Flood zones and elevation

Marco Island includes AE and VE flood zones, plus some X zone. In a VE zone the bottom of the lowest horizontal structural member must sit at or above the required elevation, which usually means a home raised on columns or pilings. The Florida Building Code sets the minimum at one foot above base flood elevation, and required elevations vary across the island, so we confirm yours with a survey and elevation certificate before the foundation is designed.

The City takes part in FEMA's Community Rating System at Class 6, which gives NFIP policyholders on the island a 20% flood insurance discount.

Seawalls, docks and the beach

On a canal lot, the seawall, dock, lift, and any dock electrical or plumbing each need their own City permit, and the City holds the certificate of occupancy until the dock permit is issued. Seawall height must be shown on the survey in NAVD 88.

On beachfront lots, any construction, ground alteration or vegetation removal seaward of the state Coastal Construction Control Line also needs a permit from the Florida Department of Environmental Protection. We build that permit into the schedule from day one.

Trees and site work

Removing native vegetation on Marco Island needs a City vegetation removal permit under the Land Development Code, which typically takes about two weeks to process. We handle it with the building permit so the site is ready when the foundation crew arrives.

Custom Home Building on Marco Island: your questions answered.

Do you build on canal lots with seawalls?

Yes. We coordinate the seawall, dock and lift permits with the home so the certificate of occupancy is not held up at the end of the job.

Who issues permits in Goodland and Isles of Capri?

Collier County, not the City of Marco Island. We confirm the jurisdiction for every address before design and submit to the right office.

How high does a new Marco Island home need to be?

It depends on the flood zone and base flood elevation for your lot. The Florida Building Code minimum is one foot above base flood elevation, and VE zones measure to the lowest structural member. We confirm it with a survey before design.

Do I need a state permit to build near the beach?

If any work falls seaward of the Coastal Construction Control Line, yes. That permit comes from the Florida Department of Environmental Protection in addition to the City permit.

Can you manage the build while I'm away for the summer?

Yes. You get weekly photo and video updates and approve selections remotely, with a project lead on site every work day.
