The Village of Estero permits your home
Estero incorporated as a village at the end of 2014 and has run its own building and permitting services since 2015 to 2016, when it took over from Lee County. Permits inside the Village go through Village of Estero Community Development at Village Hall, 9401 Corkscrew Palms Circle. Addresses just outside the Village may fall under Lee County or the City of Bonita Springs, so we confirm the right office for your parcel first.
Flood zones and elevation
About 45% of the Village sits in a FEMA special flood hazard area, with A, AE and VE zones near the Estero River and the bay. New homes and substantial improvements in those zones must be built at least one foot above base flood elevation. In X zones, the Village requires livable floors at least one foot above the crown of the road.
The Estero River overflowed its banks during Hurricane Ian, and the Village is investing in flood projects along its branches. We look at the lot's history, survey and elevation certificate before we design the foundation.
Gated communities and approvals
Much of Estero is built inside gated, master-planned communities such as The Brooks (including Shadow Wood, Copperleaf and Spring Run), Pelican Sound, Grandezza, West Bay Club, Bella Terra and Wildcat Run. Where a community allows outside builders, we prepare the architectural review package, follow its contractor rules on insurance and work hours, and track approval before we pull the Village permit.
